Owner Representation

An owner’s representative is a valuable asset to any project owner. They provide a range of essential services throughout all stages of a project to ensure it runs smoothly and that complex goals are more easily met. Their role is to act on behalf of the owner to oversee the entire project. This can include the planning, design, construction, and commissioning, as well as the closeout phases.

Gina Sofola & Associates has extensive experience in managing all aspects of a new project, at every stage from inception through move-in. Our goal is to reduce costs, maximize value, ensure construction quality, and keep the project on budget and schedule.

Key services we provide include:

  • Assembling Project Team – Qualifying and bidding for project team including professional consultants, and vendors, ensuring the team works well together and has the right skills.
  • Budget and schedule development/management – ensuring the project stays on budget and on schedule.
  • Design oversight and review – ensuring the needs of the owner are being met by the design, and codes and regulations are being followed.
  • Construction coordination and monitoring – We manage contractor procurement and pre-qualification, observe construction through all stages to make sure everything is being completed on time and according to the designs, and perform construction risk assessments to proactively identify potential problems before they arise.
  • FF&E move management- oversee the building occupancy process. This includes managing and coordinating tenants moving into the facility and the installation of furniture, fixtures, and equipment (FF&E).
  • Punch list and closeout management – project close-out to include verification that all contractual obligations have been met and create a punch list: a summary of all tasks that were not completed during the project.

Facilities Management
